Spalling concrete is unsettling to find. Here is what homeowners and associations say about how A-1 explained the damage, completed the concrete repair and protected the building afterward.
Most concrete buildings here are reinforced with steel rebar. Concrete normally protects that steel, but salt air, rain and time let moisture and chlorides work their way in. Once they reach the rebar, it starts to rust.
Rust takes up far more space than the steel it came from. As the rebar expands, it pushes the concrete apart from the inside, causing cracks, rust stains and chunks that pop loose. That is spalling, and it is common on balconies, slab edges, columns, beams and parking decks near the coast.
Concrete restoration is more than patching the hole. Real concrete repair removes the damaged concrete, cleans and treats the rebar, replaces any steel that has lost too much section, and rebuilds the area with repair mortar designed for the job. Then we protect the surface so it does not happen again next year.

Spalling is when pieces of concrete crack, flake or break away, usually because the steel rebar inside is rusting and expanding. It is common in coastal buildings exposed to salt air.
A surface patch over rusting rebar usually fails within a few years. Lasting concrete repair removes the damaged concrete, treats or replaces the steel, and rebuilds the area properly.
It can be. Loose concrete on balconies, ceilings and walkways can fall, and advanced corrosion weakens structural members. Have it inspected promptly, and consult a structural engineer for major damage.
