Roof Inspection Reviews

Homeowners on Our Honest, Photo-Backed Inspections

Many of our customers first met us through a free roof inspection. They talk about how thorough it was, how clearly the photos explained the condition of the roof, and that nobody pushed them into work they did not need.

A roof inspection from a licensed roofing contractor

A roof inspection should give you a clear, honest picture of your roof: what condition it is in, what needs attention now, and roughly how much life it has left. That is exactly what you get from A-1. Our roof inspector is part of a licensed roofing contractor (CCC1333587), so the person looking at your roof actually repairs and replaces roofs for a living.

We walk the roof when it is safe to do so, check the attic from the inside, and photograph every issue we find. You get the photos and a plain-English explanation, not a sales pitch. If the roof is in good shape, we will tell you. If it needs a small repair, we will price it. If it is near the end of its life, we will explain why and what your options are.

South Florida is hard on roofs. Our standing advice is that any roof over 15 years old here should be evaluated for replacement, and every roof should be checked after a major storm. A free inspection is the easiest way to know where you stand.

What our roof inspector checks

A real roof inspection goes well beyond a glance from the ladder. These are the areas we examine on every roof.

Roof covering

Cracked, slipped or missing tile, lifted or worn shingles, loose metal panels and fasteners, and membrane condition on flat roofs.

Flashing and transitions

Wall-to-roof flashing, valleys, drip edge, chimneys and every spot where two surfaces meet and water can get behind.

Penetrations and vents

Pipe boots, exhaust vents, AC returns, skylights and solar mounts, the most common sources of South Florida leaks.

Underlayment and deck

Signs of worn underlayment beneath tile, soft or sagging decking, and water staining on the deck from below.

Attic and interior

Water trails, stained sheathing, damp insulation, ventilation and any signs of past or active leaks.

Drainage

Gutters, downspouts, scuppers and drains, plus ponding on flat sections that shortens roof life.

How your free roof inspection works

Most inspections take about an hour on site, depending on roof size and access.

When to schedule a roof inspection

Some homeowners call us when they see a stain. The smart ones call before that. These are the best times to have a roof inspector look at your roof.

After a storm or hurricane

Wind can crack tile and lift shingles without an immediate leak. An inspection catches it early and documents it for insurance.

Buying or selling a home

A roofer’s inspection tells you far more about roof condition and remaining life than a general walk-through, before you negotiate.

Insurance renewal

Florida insurers often ask about roof age and condition. We can inspect and provide wind mitigation reports and roof certification letters.

Roof over 15 years old

In South Florida, this is the point to plan ahead. Know whether you have years left or should budget for replacement.

Roof inspector vs. home inspector

A general home inspector covers the whole house in a few hours, and the roof is one line item. Many will not walk a tile roof at all to avoid breaking tiles. That is fine for a general overview, but it can miss the details that determine whether a roof has two years or ten years left.

A roof inspection from a roofing contractor is focused entirely on the roof system. We know how tile, shingle, metal and flat roofs fail in South Florida, we know what the Florida Building Code requires, and we know what a repair or replacement will actually cost because we do the work. When we find a problem, we can fix it, usually in a single visit.

Because we hold a certified building contractor license (CBC1263521) as well as a roofing license, we can also complete the Florida uniform mitigation verification form that insurers use to rate a home’s wind resistance.

Roof inspection questions

Is the roof inspection really free?

Yes. Our standard roof inspection is free with no obligation. If we find a leak, we also take 25% off the leak repair.

How do I find a qualified roof inspector near me?

Look for a Florida-licensed roofing contractor who carries insurance, inspects the attic as well as the roof, and gives you photos of what they find. A-1 serves Broward, Palm Beach and Miami-Dade from Pompano Beach.

How long does a roof inspection take?

Most homes take about an hour on site. Large or complex roofs, or roofs with difficult attic access, can take longer.

Can you inspect a roof for my insurance company?

Yes. We provide roof inspections, roof certification letters and wind mitigation inspections on form OIR-B1-1802. Ask us which one your insurer is requesting.

How often should I have my roof inspected?

We recommend a professional inspection at least once a year and after any major storm. Our roof protection plans include scheduled inspections and 25% off leak repairs found.

Will you walk on my tile roof?

Yes, when it is safe to do so. Our crews know where to step on concrete and clay tile to avoid breaking it. When a section cannot be walked safely, we inspect from ladders and from the attic.
