Our shop in Pompano Beach is only a few minutes south of the Palm Beach County line, which makes Boca Raton, Delray Beach and Boynton Beach some of the closest cities we serve. Cities such as Boca Raton and West Palm Beach run their own building departments, while unincorporated communities like Boca West are permitted through the county’s Planning, Zoning and Building Department. How Palm Beach roofing rules differ from Broward

Palm Beach County is outside the High-Velocity Hurricane Zone, but that does not make it an easy place to build a roof.

Not in the HVHZ

The Florida Building Code limits the HVHZ to Broward and Miami-Dade. Palm Beach roofs follow the statewide wind provisions and Florida Product Approvals instead of HVHZ-specific approvals.

High design wind speeds

County wind maps put ultimate design wind speeds for typical homes at roughly 150 to 170 mph, with higher values for critical buildings. Coastal homes near the Intracoastal sit at the upper end.

County code amendments

Palm Beach County adopts its own local amendments to the Florida Building Code, and individual cities set their own permit checklists. Requirements can change between Boca Raton and unincorporated Boca a few blocks apart.

HOA and club approvals

Gated and country club communities often require architectural approval for tile profile, color and even ridge details before a permit can be filed. We provide samples and product data for the review.

Where we work in Palm Beach County

We concentrate on the southern and central coast: Boca Raton and its unincorporated neighbors, Delray Beach, Boynton Beach and West Palm Beach. Barrier island and Intracoastal homes need corrosion-resistant fasteners and flashing and more frequent roof inspections. Inland communities west of I-95 tend to have large tile roofs where slipped tiles and aging underlayment cause most leaks.

Is Palm Beach County in the High-Velocity Hurricane Zone?

No. Only Broward and Miami-Dade are in the HVHZ. Palm Beach County still has some of the highest design wind speeds in the country, so roof attachment, underlayment and flashing must be engineered for strong hurricane winds.

Who issues roofing permits in Palm Beach County?

It depends on your address. Incorporated cities such as Boca Raton, Delray Beach, Boynton Beach and West Palm Beach have their own building departments. Unincorporated areas are permitted by the county’s Planning, Zoning and Building Department.
