The cheapest hurricane roof repair is the one you avoid. A pre-season roof checkup lets us find cracked or loose tiles, lifted shingles, worn flashing and failing sealant while there is still time to fix them. Loose pieces are what the wind grabs first.

Before a storm is forecast, we recommend securing or replacing loose tile and ridge caps, resealing flashing at walls and penetrations, and clearing gutters and roof drains so heavy rain can leave the roof quickly. Trim branches that hang over the roof, since limbs become debris in high wind.

Lifted and missing tile

Wind uplift breaks the foam or mortar bond and can strip tile from ridges, hips and roof edges, exposing the underlayment.

Torn or peeled shingles

Shingles creased or torn off by high wind lose their seal, and exposed nail lines let wind-driven rain in.

Damaged flashing and edges

Drip edge, valley metal and wall flashing can bend or pull loose, opening gaps at the most leak-prone parts of the roof.

Debris impact and punctures

Branches, fence pieces and flying debris can crack tile, dent metal and puncture roofing down to the deck.

Roof repair after a hurricane: what to do first

Your safety comes before the roof. Once the storm has passed and it is safe to go outside, follow these steps.

Stay safe and stay off the roof

Do not climb on a storm damaged roof. Watch for downed power lines, unstable limbs and wet, slippery surfaces.

Photograph the damage

From the ground and inside the home, take photos and video of missing roofing, debris, ceiling stains and water damage before cleanup.

Get emergency tarping

Call your insurer

Report the damage promptly. Many Florida policies have a separate hurricane deductible, often a percentage of your dwelling coverage, so check your policy.

Repairs after a hurricane must meet the Florida Building Code, and the rules are stricter in parts of our service area. Requirements change over time, so we verify current code and permit rules for your property before work begins.

High-Velocity Hurricane Zone

Broward and Miami-Dade counties are in the High-Velocity Hurricane Zone (HVHZ), which carries some of the strictest roofing requirements in the country, including approved products and specific attachment methods.

Wind design in Palm Beach County

Palm Beach County is outside the HVHZ but still has high design wind speeds under the Florida Building Code. Roofing materials and fastening must be rated for those loads.

Secondary water resistance

A sealed roof deck, such as self-adhered underlayment or taped deck seams, helps keep water out if the outer roof covering is lost. Current code generally requires it when a roof is replaced.

Permits and inspections

Most hurricane roof repair beyond minor work, and every replacement, requires a permit and inspections. A licensed contractor pulls the permit in their own name.

Repair or full replacement after a named storm?

If the hurricane damage is limited to a few areas and the roof is otherwise in good condition, a repair is usually the right call. If the storm damaged several slopes, soaked the decking, or hit a roof that is already over 15 years old, a roof replacement is often the better investment. A new roof built to current code also adds secondary water resistance and stronger attachment.
