Details that separate a good new roof from a great one

Most leaks we are called to fix on newer homes trace back to details, not materials. Wall-to-roof transitions, valleys, and every pipe, vent and AC penetration are where water gets in. On new construction we add extra layers of protection around penetrations, exhaust vents and returns before the finished roof goes down, because it is far easier to do it now than to chase a leak later.

We also think ahead for the owner. Roof-to-wall connections, secondary water resistance and roof deck attachment all show up later on a wind mitigation inspection, which can affect homeowners insurance premiums. Building those features in from day one is usually simpler than adding them later.

Do you work as a roofing subcontractor for builders?

Yes. We work with small builders and general contractors on custom homes, spec homes and additions, and we also contract directly with homeowners who are managing their own build.

Can you bid from plans?

Yes. Send us the roof plan and elevations and we will provide a written, itemized bid. We may ask to walk the site once framing is up to confirm details.

Who pulls the roofing permit?

We do. As a licensed roofing contractor we pull the roofing permit and schedule the required inspections with the building department.

Can you tie a new addition into my existing roof?

Yes. Tying an addition into an older roof is one of the most leak-prone parts of a project. We inspect the existing roof first and tell you honestly if the old section should be replaced at the same time.

What warranty comes with a new roof?

Residential roofs include a written workmanship warranty of 5 to 20 years depending on the system, in addition to the manufacturer warranty on materials.
