Emergency leak response
Miramar homeowners have trusted A-1 with everything from a single leaking pipe boot to complete tile re-roofs. Read what they say about our honesty, pricing and how we kept them informed through the permit.
Miramar roofers work in a city that grew in two waves. East Miramar, closer to I-95 and US 441, is the original city, incorporated in 1955, with concrete block homes from the 1950s through the 1970s on shingle, flat or older tile roofs. West of I-75, Miramar boomed in the 1990s and 2000s with planned communities like Monarch Lakes, Sunset Lakes and Riviera Isles, where concrete tile and HOA architectural rules are the norm.
Both halves are now due for attention. The older east-side homes are often on their third or fourth roof, and many western homes are passing 20 years on their original underlayment. Miramar also borders Miami-Dade County to the south, and like all of Broward it is in the High-Velocity Hurricane Zone.
A-1 Roofing & Waterproofing Restoration has served Miramar since 2012. As a family-run roofing company, we inspect in person and tell you straight whether you need a roof repair or a roof replacement.
Whether you are in an older east Miramar neighborhood or a gated community out west, we have you covered.
Cracked or slipped tile, lifted shingles, leaking valleys and pipe boots, fixed with a written warranty of 1 to 3 years.
Tile, shingle and metal re-roofs with permits, HVHZ inspections and a 5 to 20 year workmanship warranty.
Concrete tile replacement for the planned communities of west Miramar, matched to your HOA’s approved profiles and colors.
Architectural shingle roofs for east Miramar homes, installed to HVHZ wind standards.
Emergency and scheduled leak repair any time of day, with temporary protection until the permanent fix.
Balcony, pool deck and exterior wall waterproofing using Tremco, Sikalastic and TechCrete systems.
Miramar roofing permits go through the city’s Building, Planning and Zoning Department, which publishes a roofing permit package based on the current Florida Building Code. Because Miramar is in the HVHZ, product approvals must be rated for HVHZ use and the roof is inspected during installation.
In western communities, your HOA will usually need to approve the tile and color first. We prepare that submittal, then the city permit, and schedule every inspection so you do not have to.

Not necessarily, but it should be evaluated. We recommend inspecting any South Florida roof over 15 years old for replacement, because tile underlayment of that age often starts to fail.
Yes. Every city in Broward County, including Miramar, is in the HVHZ, which requires HVHZ-rated roofing products and in-progress inspections.
Many insurers ask for a roof inspection on older roofs. A current inspection and a wind mitigation report help you answer those questions with facts.
Yes. Hurricane season runs June 1 to November 30, and we repair roofs throughout it, scheduling around storms and protecting active leaks right away.
