Storm damage roof repair in South Florida is rarely as simple as replacing what you can see from the driveway. A summer squall or a line of thunderstorms can crack concrete tile, crease shingles and bend flashing without leaving an obvious hole. Weeks later, the first sign is a ceiling stain.

Every roof system fails differently in high wind and heavy rain. Here is what we look for on the four roof types most common in Broward, Palm Beach and Miami-Dade.
Cracked or broken tiles, tiles lifted off their foam or mortar set, loose hip and ridge tiles, and torn underlayment beneath. Damaged tile can hide a failed underlayment that is already letting water in.
Shingles that were lifted and creased by wind lose their seal even if they lie back down. We also check for missing tabs, exposed nails, blown-off ridge caps and granule loss from hail.
Loose or backed-out fasteners, lifted panel edges, dents from debris or hail, and damaged trim and flashing at eaves, rakes and ridges.
Torn or punctured membrane, split seams, peeled flashing at walls and curbs, clogged drains and ponding water after heavy rain.
Sudden damage from wind, hail or a falling limb is often covered by homeowners insurance, while age and normal wear usually are not. What helps most is clear documentation. We photograph the damage from the roof and the attic, note the location and type of each problem, and write up the repair in plain language.

Many storm damaged roofs can be repaired. If the damage is confined to one section and the rest of the roof is sound, a targeted repair is usually the smart choice. A roof over 15 years old with damage on several slopes, soft decking or failing underlayment is a different story, and a roof replacement may cost less over time.
Florida also has what is often called the 25% roof rule. Under the Florida Building Code, when more than 25% of a roof section is repaired or replaced within 12 months, that section generally has to be brought up to current code. Since 2022, a roof that was built, repaired or replaced under the 2007 Florida Building Code or later may be repaired to the code in effect when it was installed, even if more than 25% is damaged. Rules and local interpretations change, so we confirm the current requirements with the building department for your property before we quote.
