Emergency leak response
A commercial re-roof is a major investment. Here is what building owners and managers say about how A-1 planned the job, protected the property and delivered the finished roof.
A commercial roof replacement is one of the largest capital projects a building owner takes on, and it has to happen while tenants, patients or customers are still inside. We plan every commercial re-roof around your operations: phased tear-off, daily dry-in, protected entrances and clear communication with your team.
Replacement makes sense when the existing roof has reached the end of its life, when leaks are widespread, or when moisture has saturated the insulation. It can also be required when an insurer asks for a newer roof or when the building is being renovated.
Our commercial roof installation work follows the Florida Building Code, including the stricter High-Velocity Hurricane Zone requirements that apply in Broward and Miami-Dade counties, where roofing products must carry the required product approvals.
We recommend a system based on the building, its use and your budget, and explain the trade-offs in writing.
TPO and similar reflective membranes are common on South Florida commercial buildings and help reduce heat gain.
Multi-ply modified bitumen systems offer redundancy and durability, often finished with a reflective cap or coating.
Standing seam metal for sloped commercial roofs, with concealed fasteners and strong wind performance.
If cores show a dry, sound roof, a silicone or fluid-applied restoration may save the cost of a tear-off.
For a women’s health center in Boca Raton, we replaced the roof and the building’s commercial roofing system. The facility needed to stay open and keep patients comfortable, so the work was sequenced to keep the building protected at every stage.
That project reflects how we approach every commercial roof replacement: plan carefully, protect the occupants, detail every curb and penetration, and leave the owner with a documented, warrantied roof.
10 to 25 yrs
Every commercial roof replacement includes a written workmanship warranty of 10 to 25 years depending on the system. Manufacturer warranties may also be available.
Here is how a typical commercial roof replacement moves from inspection to closeout.
We inspect the roof, take core samples and check the deck, drains and rooftop equipment.
You receive a written scope with system options, schedule and warranty terms.
We pull permits, arrange material deliveries and plan crane, staging and safety measures.
Work proceeds section by section, with the building dried in at the end of every day.
Final inspections, permit closeout, photos and your written warranty.
It depends on roof size, system, access and weather. Smaller buildings may take days, and larger or more complex roofs take several weeks. We give you a schedule in the proposal.
Florida code limits recovering, and many roofs are not good candidates. Core samples tell us whether a recover or a full tear-off is appropriate.
Broward and Miami-Dade counties fall within the Florida Building Code’s High-Velocity Hurricane Zone, which has stricter requirements for roofing products and installation. Palm Beach County is outside the HVHZ but still follows Florida’s wind design requirements.
Cost depends on size, the system chosen, deck condition, rooftop equipment and access. After an inspection, you receive a fixed written proposal.
