R400 is a rubber roofing system we use on flat and low slope roofs that keep leaking no matter how many times they are patched. It is applied as a liquid and cures into a thick, flexible rubber membrane that bonds to the roof surface. Because it goes on as one continuous layer, there are no seams for water to work into.
Compared with a standard rubber roof coating, R400 is built up thicker. That extra thickness and flexibility is what makes it a good fit for roofs with problem seams, cracked surfaces, awkward details and lots of penetrations, where a thin coating might not hold up.
It is not the right answer for every flat roof. If the deck is rotted or the insulation is soaked, the roof needs to be repaired or replaced first. We check for that before we recommend R400, so you are not paying to cover up a bigger problem.
